    Buying land to build a new home is a really exciting idea. You might be looking at a property in the country with plenty of land to have horses. Or maybe you are looking closer to town, but somewhere you can build your dream home. Whatever the case may be, let’s talk about how to find land for sale to build on.

    There will be a number of things to take into account when you are looking to buy land to build on. The overall process will have some similarities to the process of buying an existing home, and will have some differences, too.

    When you buy a property, you want to think about factors like location, schools, access to shopping, hospitals, and commuting, if necessary. You will also consider the value of the land and whether the price per acre is fair. These are all things you think about when you buy a new home that is already built in a neighborhood.

    Other factors you want to think about that are very specific to buying land are aspects of the land itself. Is the land currently being used for agriculture? Is it zoned for residential or do you need to apply and convert it after you buy the land? Is it close to a road or can you connect with one nearby? Same with its setup and access to utilities.

    The shape of the land you are interested in buying should be considered. Does the driveway have its own accessibility or does it cut through another homeowner’s property with a right of way? Is the land level to build on or will it need grading or other building adjustments?

    Now that you have ideas of your perfect land and location, reach out to your favorite real estate agent that is familiar with the area and with buying land to build on. An agent will be able to help you with available land listings and provide you with places to look at. One note, an agent will give you a much better idea of where the land specifically is located. When you look at generic housing and land websites, the locations for land plots can be skewed and may send you to places that aren’t quite right. Check with your real estate agent first to get the best and most accurate places to build.

    Land Purchase Due Diligence

    Due diligence when buying land is similar to buying other types of property or real estate. Gathering information regarding taxes, utilities, easements, and property lines as well as any HOA and building requirements, should be on your list. It’s good to know everything you can about a plot of land before you sign the paperwork.
