    Most real estate agents would love for home buyers to see a home they are interested in buying at least twice before making an offer. In recent times, that hasn’t always been an option. While the market is shifting, you still want to be proactive and act quickly, and don’t rely on being able to return to the property for another visit or two.

    How Many Times Can You Tour a House For Sale?

    You technically can view a home for sale many times before putting in your offer, but you should be aware of the current real estate market conditions while house hunting so your preference for multiple visits doesn’t end up costing you the home you love. In a more traditional market, two or three visits should give you a thorough review of most homes, and while still being conscientious to the sellers.

    When you first see the home you like in-person, you will probably come away with an overall opinion of the home. After a first visit, you might not be too critical, but you might also overlook some things. If you have been house hunting for a while, you might disregard some crucial areas of any home because you are beginning to get a bit anxious.

    Visiting the home a second and third time, even if it’s in the following days, will provide you the opportunity to evaluate the home from different viewpoints. You can authentically take in the great parts of the home and evaluate them against any downsides of the home more accurately with a fresh perspective of a new day.

    Is it Normal to View a House Twice?

    It’s perfectly normal to view a home for sale more than once. Often it’s tough to see the home more than twice, but you can ask your agent to schedule a third showing if it’s a property you’re very serious about purchasing.

    Buying a new home is a big purchase, so you want to be thorough in your touring and consideration. But it’s also important to note that you can risk losing the home if someone else comes along and writes an offer to buy it first.

    What to Look for Before Writing an Offer on a House

    When you tour a home for sale that you really like, make sure to review a number of things before you put in an offer.

    1. Room Sizes – Are the rooms going to accommodate your family and functionality needs?
    2. Bathrooms – Do you need a certain number of bathrooms? Are they located well within the home and of the right configuration for your needs?
    3. Yard – Is the yard the right size for your use and tolerance for maintenance?
    4. Kitchen – Will it work for your family, and level of cooking or entertaining?
    5. Neighborhood – How does the area make you feel? Is it convenient to school, work, and shopping?
