There are a number of steps to sell your home, but finding an experienced and knowledgeable real estate agent should be your first assignment. Speak with trusted friends, neighbors, and family to find a few agents who have worked in your area. Find out how they work and their knowledge of your market, then schedule an interview with everyone you are considering hiring.
Your expert real estate professional will guide you with comparables and research to list your home for the right price. Listen to their expertise, then agree on the listing price. Avoid setting the price too high because of emotional attachments or ego; the house will sell based on what the market will bear.
Once you have hired your real estate agent and set a listing price, together you will prepare and market your home. Your agent will give you advice on clearing out unwanted and unneeded items, how to clean and organize properly, and how to stage your home for a prompt sale. Photographs will be taken after this initial pre-market process, and listed on the MLS.
After your house is presentable and listed, showings will start being scheduled, and perhaps an open house, too, to introduce your home to the market. Being open to more showings is the best way to get your home in front of people who are either buying a new home, looking but are uncertain if they should buy, and even neighbors who know someone who might be interested.
As people tour the house, eventually you will receive an offer (sometimes more than one). The offer can be less than the asking price, the exact listing price, or more than the listing price, depending on current market conditions. Review these offers with your agent to negotiate the best next steps.
Finally, once the purchase price and other terms have been agreed upon, the buyer will schedule inspections, appraisals, and the closing dates for your home sale. Again, your agent will be the best advocate and sounding board for you during this process. Good communication throughout your home sale will help ensure dates are met and tasks are accomplished.
